any sort of first stage paper will suffice; 3 days notice to pay or get out, or-- depending on your situation, I do not wish to extend your tenancy and thus, you are hereby given a 30 days notice to leave. [or you give that within 30 days of the end of their lease.] If they do not leave, you must go to court and seek a judgment in your behalf and they will get a notice from the court. So, you only need to give them two notices. The process service laws in your county will determine if the 2nd notice [leave in 10 days or the sheriff will remove you] must be served by a process server; ask your county court. for the first notice; 3 day notice to quit or pay is sufficient.
In Ohio you serve a three day notice for non-payment. Atty is only required if your properties are held in an LLC.
You do not need a lawyer. You can start by posting a 30 day notice on the door of your rental. If they do not leave, you contact the district justice and they will set a date for a hearing. The district justice won t give them more than another 30 days. After that the sheriff can put their belongs on the street.
